How many home sites are at SAGE?

Sage has 20 total lots. (Lot 19 was sold to UDOT for installation of a planned roundabout)

Are there any future phases of SAGE?

No.

What are the lot sizes?

All Lots are a minimum of 3.00-acres (130,680 square feet) ranging up to 5.09-acres (221,789 square feet).

What is the required initial deposit to reserve a lot?

$25,000 non-refundable initial deposit is required.

Can I have agricultural animals?

Subject to Huntsville Town and zoning regulations.

What is the status of the protected wetland area?

The protected wetland areas are outlined on the recorded plat.

Prohibited and allowed uses are addressed in Section 9.1 of the Declaration of Covenants, Conditions and Restrictions for SAGE (together with any subsequent amendments or additions, the “Declaration”).

The wetland area is protected by uses may be later amended by the United States Army Corps. of Engineers and Huntsville Town.

When will homes start construction?

Lots are permit ready as of June 2024.

Subdivision plat is recorded.

Are there design standards for architecture and landscaping? 

Yes, see the Declaration (Section 8) and the Design Guidelines for guidelines and process.

There is currently no fee for submission of plans to the Design Review Committee.

Is there a building height requirement at SAGE? 

Yes, no portion of a home site within the subdivision shall exceed a height greater than 30’-0” above existing grade or as per the Huntsville Town zoning ordinance, whichever is lesser.

What amenities and buildings can I build on my lot?

Lots are intended for use as single-family dwelling, but may also include typical residential amenities such as a family swimming pool and any other amenities or accessory dwelling structures allowed under the applicable Town codes and regulations. 

Lots are not for commercial use without review and approval by the appropriate Town department.

How long do I have to complete construction and landscaping?

Approval from the Design Review Committee of construction and landscape is effective for one (1) year from the date of approval or grant of a variance. Construction must commence within a year of approval.

Upon commencement, the Owner must diligently prosecute and complete all work as soon thereafter as reasonably possible.

What construction vendors can I use?

Architects, contractors and trade work hired to complete improvements to a lot must be approved by the Design Review Committee.

Are solar panels allowed?

Solar panels are allowed, subject to zoning requirements.

Is there an HOA?

Yes, $170/mo.

Includes maintenance of the entry monuments, private common open space and community septic system, landscaped areas, road maintenance and snow removal.

Includes enforcement of the Declaration and the Design Guidelines.

7900 E is a public right-of-way that is privately maintained by the HOA.

Are there recorded  CC&Rs?

Yes, the original Declaration was recorded on July 21, 2023.

The first amendment to the original Declaration is drafted and is pending review of the United States Army Corps. of Engineers.

Is there a reinvestment fee/covenant fee?

Yes. Pursuant to Section 5.12 of the Declaration, the Notice of Reinvestment Fee Covenant was recorded on _______, 2024. The amount of the reinvestment fee is currently one-half percent (0.5%) of the fair market value of a parcel, which may be later amended by the Board.

What are the amenities at SAGE?

The Association maintains the private road for SAGE, including the streetlights, community monument, landscaping, fencing and preservation of the wetland areas.

Will there be any fencing or monuments in SAGE provided by the Developer?

Developer to install the entry monuments, landscaped areas and decorative rail fencing along the southern project boundary, a portion of the western project boundary and along the flag lot boundaries as shown on the fencing exhibit.

Is Secondary water available?

Yes. Secondary water is available to each lot for outdoor use provided by Huntsville Irrigation. Please see an agent for water share allocation information.
